Hi Rick,I'm fairly new to this & have been reading and researching this similar option for the last week.

The question I have for the community relates to how much you feel is fair to compensate this couple.  

I would expect your CAP rate is pretty low also.I second that $5k in repairs is low on about every multi-family property unless it is fairly new. 

I try my best to be fair with the tenants while holding firm to the terms of the lease and other rules provided to the tenant.

Thanks @Joseph M.Haha it actually was fairly successful all things considered, and my wife and I got to go to lot's of cool venues and drink champagne so it was definitely a good experience.
