Better know who controls the water, corps of engineers, utility owned, state dept, and easement restrictions.Sounds like a HOA with home lots not a condo of attached units, so it's not a condo if your house is the only one standing.There is a process to un-incorporate the HOA and plat.Hard to follow your :-: short cuts, can you get to a keyboard?

This happened to me and they got three months of a house for free ---they finally abandoned the house due to not paying their water and electric For months so the utility companies turned everything off- so a free house with no water heat or electricity wasn't too appealing--get rid of your tenant or she will be there forever--

I'd start with a few:Droopy ceiling fan blades - Excessive moisture trapped in ceiling and attic, possible mold spread inside, plumbing problem, roof leak, soggy studs, possible damage to electrical wiring.Cracks on the ceiling - Possible foundation problem, roof leak, or storm and hail damage to roof.Soft spot or dip on the floor on 2nd level - Workmanship on flooring cover, water damage to wood underneath, renovations done from down stairs ceiling created damage.House extension not built on slab or same foundation as the house - Difference in foundation and level.
