Minor roof repairs are getting done, the exterior has been painted, the kitchen cabinets and granite countertops are on.  

I run a local real estate website that allows customers to search homes for sale in the area.

It proves to the court that I indeed called the person back if and when a tenant states that I never did.Then I follow up my conversation with the tenant or customer with a letter, confirming our conversation.

When i'll say lower end I mean using the cheaper laminate flooring, cheaper cabinets, cheaper countertops etc.

Mother Nature is turning out to be high maintenance this year.Don't be surprised if the tree experts are backed up for quite a while; you aren't the only customer awaiting them after the utility companies are made happy.

Our contract specifies the length of time I expect the job to take, and has a clause about delays due to weather, acts of God, materials, customer indecision, permits, and inspections and other delays beyond my control.

I've probably installed a hundred well-respected, custom made vinyl windows so far. 

Probably change the sink to a pedestal style or a small cabinet.  

Foundation is sound, new cabinets/stove/etc in the kitchen.
