She requested to instal one on her dime, which I originally ok’d, but after she went to install a light fixture I’d ok’d, and discovered “old, unsafe wiring that is a fire hazard”, I ended up footing the bill for the electrician to come out and update the wiring (that we hadn’t no issues with until she discovered it was unsafe).

I am trying to see what may be turning them off, I think the molding around the couple bedrooms is all chipped and may need to be repainted and fixed (if section 8 were to come in they probably would require it) I also know one of the light fixtures looks older on a bedroom maybe replace that?

Be careful with laminate as it can get water damage easily from spilled cups/kids/pets and tenants often use the wrong cleaners on it which can ruin the look in less than a year.

Just remember, unless You can Drain the water system, shutting off the water will not stop the pipe and fixture freeze damage.
