@David Bellmont Yes, this is all possible.You'll need to obtain financing to purchase all the properties... and you'll need skin in the game or a gift of equity. 

Loan to Value is another drawback, I am going to be looking for a min of 25-30% skin in the game on a purchase and 30-35% on a refi. 

Investing with a rookie with no track record, no skin in the game, etc. is just incredibly risky as (if things go sideways) it’s just too easy to walk away.Who knows, maybe you’re raising $200K from outsiders and putting $200K of your own money in for rehab, closing costs, etc.

Most lenders would want to see experience and track record to remove your need for skin in the game.
