I found SEFCU and NBT to have by far the most competitive offers of the 8 or 9 lenders I contacted.Both require 25% down and have different point/rate offers.

With the HUD price reductions every 30 days or so and the competition, not many properties make it to the 100 day listing category as they are sold before that time.
