The biggest tool to track expenses is to have a credit card and bank account for the business and run everything through those accounts.

One tool I've started using on AIR DNA is the "Rentalizer" and I'm seeking feedback from others that have used this tool.

I was cold calling like a machine, I tried CRM but couldn't get it to work for my brute brain (Eventually I found close, and I could never operate again without it) so I used pen and paper. 

I've heard about posting it on Craigslist or Facebook and Zillow, but I'd like to get a larger list of ideas/places/websites/marketing tools, etc to sell/rent a property faster.
