DSCR is not necessarily a better option in this case, they still need a solid collateral even more so as the building has to qualify more than you do. 

Is anyone leasing up / building micro commercial / industrial flex (250-700 sqft) spaces?

The percent returns are typically not much better, its just you make more money on a $10M building than you do a $100,000 asset. 

 I’m starting out and I’d like to know how would you go about doing an inspection on a potential deal to calculate rehab costs if the property doesn’t have any services turned on?

Our tenant left 5 days before his lease was up and did NOT participate in a walk out inspection even though I'd sent him a move out check list and told him to set up an inspection 2 days before 4/30/2024.
