Generally where i am properties rent as follows. 1-2 bedrooms $500-650 a month, 3 bedrooms $750 a month, 4+ bedrooms $1000+ a month. 

What are some creative ways you negotiated a price with a friendly neighbor>? 

I wasn't fond of this considering it is a one bedroom, but I wanted to be as fair as I could.

What are some creative ideas? 

I knew nothing whatsoever about buying a house, but this place was a white elephant oddity...bottom floor concrete block, upper floor double wide modular..on a flag pole lot, with no landscaping whatsoever, 6 bedrooms, 4 baths, bad subflooring,  one bedroom had been "converted" to a ...spa? 

That was creative how you raised money .

If the burn mark is in an area where you could do a creative solution like this then that may be another option for dealing with this particular situation.Best of luck.
