SIDE NOTE / NOT AN ANSWER:  Any tax title property I own with a building structure on it and is apparently vacant, has at least one 8MP TASCO Game camera pointed at the house starting from the day I purchased tax title. 

And i don't think speaking of a 3%-4% appreciation is some big crazy thing to expect.

That is when I as a guest would like to be in the mountains and I certainly would want the hot tub.3 - Change every guest for sure.4 - I cannot really answer this but as someone who rents cabins in blue ridge/smokies annually I never look at places without one.
