You can get a basement so quiet you can have multiple prisoners in there screaming at the tops of their lungs and no one can hear them right next door.

I did a basic 4 bedroom one in Oklahoma in college & had great experience & returns & did a couple more single family rentals.

Turning a basement into 2 bedrooms is also so creative.
