I've been using a couple different calculators including one put out by Robuilt, and one I saw listed here on Bigger Pockets several times from someone named John I believe.A few of the big remodel costs include having to replace a garage roof, which I got quotes around 5K, upgrading to furnace/central air from baseboard heat quoted at 12-14K, new windows and patio door quoted at 10K (so you can enjoy an unclouded view of the lake), new flooring $4500, adding dishwasher to kitchen $2000, optional adding bedroom to basement and finishing lower bathroom 10K.
