I could also argue that if you are looking to build equity, you will likely see more appreciation in single family than you would in a duplex, so perhaps you would want to reconsider the deal.What are the ramifications?

Can’t argue against those either.I am 65 and in solid secure financial position - so my risk reward ratio leans more towards capital preservation - with solid line drive base hits - rather than swinging for the fences with a Class C value add.

While the plumbing and wiring in older houses consist of materials that are out of date, I would argue that most of the other materials are actually better than what we have now.

You just need to be able to say "yes, your deposit is at ABC bank", I have that on my lease as well.
