I’m just genuinely curious and you don’t have to share if you don’t want to. 

In doing some 3rd Party research through sites like airdna, I am seeing that similar condos have GRI of around 60k which would put my CoC at around 25%.

For example, exploring options like PadSplit for shared housing or MTR strategies could provide avenues to achieve the 1% rule or better.

Additionally, why do you need to be on site?

I've somewhat committed to the idea of 3 drawer chests in place of nightstands on each side of the bed, but even those are not cheap and don't save you that much compared to 2 nightstands plus a shared dresser per room.
