Hi everyone, I m humbled to be a new member.after years of never ending parties in Florida .my wife and i had to move up to the buckeye state to take care of her mom.i am super-bored  and I would like to take on a real estate project during the winter months.any ideas?

However, if you are thinking of investing in Detroit I’d actually recommend visiting in the winter to see what you will have to deal with.  

Even in Milwaukee, in the dead of winter, I'm pretty sure they couldn't evict your tenants in the 2 weeks you're asking for.

But it was a flip so we wanted to make sure it had a warranty & that required a lic HVAC guy.A year later in the middle of winter both the blower & inducer motor fail but lic HVAC guy was too busy so earliest was 3 days.

My market in western K.C in A-B areas are still robust renting with in 1 month during  the winter sooner in the spring /summer .This is all about several things price /location .You need to pick this person brain about price is the location hot ?

We also let them know it is harder to replace people in the winter and they should be prepared to eat at least a month. usually not necessary.Its worked well for us.

I figure it would be somewhat seasonal, with an occasional ice fisherman in the winter.

Fairly cold winters (30's with some snow days).

Solar generates aprox $250/mo in credits; some months I generate more than I use, so bill is $0, other months bill varies b/c I use more than I generate (think winter), some months I use excess credits generated from other months (say May I generate more than I use, but June I use more than I generate), but it's still $0 b/c just using those excess credits.
