Financial advisers might be able to get aligned on goals...but most wont understand real estate and will recommend u liquidate and invest with them in stocks and bonds.

I'm based in Orlando, and work for a major airline as a flight attendant[29 years of age]so I don't have big amount of money but i have some more than average(I would like to think) If you dont want to live in the property you quite frankly wont be able to get the low to no money down conventional and FHA programs, however there are other options.Some hard money lenders will allow you to go up to 90% LTC or loan to cost (100k purch 35k rehab example would lend 121,500) this means you can buy a property and not live there with as little as 10% down.

What people in lawsuits really fear is emotional damage or continues suffering, those type of lawsuits have no caps, compared to something like missed work, or a broken arms, that already have  set pricing and value.Insurance company likely will handle this case easily if a suite comes up, settle out of court with a small payout not even worth chasing.

You can easily get something in the wrong neighborhood that might suffer from heavier damage and use over time and not appreciate.Multi-family properties in Nashville core will appreciate but difficult to cash flow.
