We even considered wholesaling, and then acquiring a single family in December of this year and taking the early winter months of 2020 to do the rehab so it would hit the market around April.

Like winter its harder to rent.after school starts harder to rent.holidays can be challenging.. 

Listings are WAAAY up all over the region this winter.

While the deal does seem like an overall WIN, I get that you would like to continue having access to that $72K for the next deal and to get it you'll have to go through the application process again, which is not fun. 

Currently have about $30,000 saved up and am thinking about doing a flip or even Brrrr a house in the winter when i slow down.
