Prices and rents are driven by supply and demand, which does not change with who is elected, at least in the short term.

The costs could be justified if the rental performs well (a little less profit short term, for longer term appreciation gains and with little to no effort on my part).

I'm curious if these new tech can somehow help me streamline certain tasks or reduce dependency on scarce trades in your experience.Appreciate any additional thoughts I looked at 3d printing those machines are 800k plus.. and if you watch the video you need very large lots as you have to bring in truck loads of sand etc.. so thats not really going to work in an urban environment like Charleston SC were I have built 35 plus homes in the downtown core on lots that are from 12' wide to max of about 30' and roadways that are only 20' wide and have houses and cars on every lot expect the infill..

I dont have experience buying but have looked into it, from what I can tell, if you buy it at a tax auction, The owner has a certain amount of time to reclaim the property.

The smell of mildew is strong.I know the repairs part...but the mildew smell and such will be a new challenge.Besides replacing the damaged areas, I was recommended to shellac the entire floors and spray a mildew solution everywhere.

It seems these can be constructed fairly easily for around 6-8K.

@Kwok Wongso a few reactions-in general you will not be able to buy something on the MLS that is distressed enough to work as a BRRRR. 

I have several questions - imagine being able to split up property ownership into tiny pieces or having every transaction out there for everyone to see, all secure and tamper-proof.

This will be a STR and airdna fully supports a good DSCR.
