If we assigned, sold LLC or contract, we are no longer the controlling party anymore.We make offers in the name of a longstanding LLC (we wouldn't sell that) and have a great name in the business, so there is a degree of weight behind an offer from us.

There's an assumption that the City pays for sewer system upkeep but, of course, YOU pay for it through your sewer fees and sometimes those can be very high monthly fees so look into the cost and find out if it's common in your area for the tenant to pay the sewer fees or for the landlord to pay them.

Hi Michael,I'm most interested in multi-family that will attract good renters - but Erie looks tricky:  seems like it's hard to find good renters; the properties are old and the upkeep looks intimidating.  

But what I do have are insurance payments, utilities payments, upkeep ect.
