Albeit, the total was only about $150 worth of supplies; nevertheless, this could have been a very different scenario, in that, what if it was 10k worth of Drywall, wood, fixtures and appliances; I would have conducted myself very differently.Turns out the dude is like Jesus with table saw and a pile of wood.

I wouldn't recommend a rod and curtain since there isn't much of a lip to keep the water in.

Here in South Carolina, before having a "meaningful conversation" about real estate with a prospective client, agents are required to first.....Hand out a copy of the SC Agency Disclosure Brochure Discuss the various "forms of agency" offered to customers and clients.Failure to do so can potentially land the agent and agency in hot water due to an Ethics violation.

I don't think that painting over water damage and is doing what you need to do to make a profit, I think it's unethical.
