If you have gas to the water heater and the furnace, I have to imagine 150A is fine for most SFR, but again, the electrician can do the load calculations.As for price, I don't know the prices in Phili, but I can't imagine $1900 is too expensive.

We have been in a drought for so long that some dudes were able to dump some troubled properties without anyone knowing they were water drainage nightmares.

I ended up have to sand them all again and start from scratch, so that was annoying and wasted several hours of work.I also had to rebuild the bottoms of the sink cabinet and the one next to it as there was some water damage at one point and the wood was warped to the point where they were no longer usable.

Make sure you have underwritten the replacement cost and remaining useful life of the major systems (roof, windows, hvac, hot water, kitchen appliances, flooring) and that you are funding for these.

The comps in the area state that this property should bring in at least 1100 per month.The exterior needs some maintenance, mostly cosmetic including minor water damage on trip boards and paint.
