However, in the wake of Covid, some notarizations were allowed online under strict rules which included recorded Zoom (or similar) sessions - but, those rules did not extend to authentic acts such as wills and real estate transactions (but some areas could still be valid as an act under private signature).

Your going to spend around $2000-3000 a year to lee it valid and current.You have schools tuition then you need to join a board of realtors, then MLS access , maybe lockbox access and continuing education.

If you did something like this and still had the other $60000 left then your exchange would still be valid but you would simply owe tax on the $60000 leftThere is a critter called an "improvement exchange" that could accomplish everything you want but it is much more expensive.
