To me, this is what it means to be a truly professional RE investor, as opposed to a gambler ... not saying that I'm 100% there yet, but this is the end game for me at least.

All three go hand in hand, you can't simply select one or two aspects and play the game without being called out by authorities.  

But again, I'm just a kid, and I'm sure people who have been in this game a lot longer in SoCal than I have (like @Matt R. and @Steve Short above) can give some better advice.Thanks for sharing your purchase Logan.

As they say "numbers don't lie" but some in this game edit numbers let's say when financial gain in their favor.

Right outside this will be a good sized game room with a fireplace, sitting area and sufficient space for pool table or other games.

I have been out of the credit/loan game for a while so I won't disagree with the authorized user thing, but the last time I paid attention, I heard they had pretty much closed that approach. 

So you really, really need to play the exit game and look at each unit and say " If I approached this tenant for a rent raise and they had to get out how much per unit would I have to put in to land a new tenant?"

I would think with that kind of cash to put "Skin in the game" you should be able to get "hard money" for flips.
