I feel a lot of people that fall into buckets 2 & 3 would prefer an all-inclusive payment and have everything taken care of (lawn care, snow removal, utilities, etc.). 

Many investors prefer real estate due to high returns compared to other investments.

So I think I would prefer to start investing in just 1 or 2 properties in metro areas with higher appreciation potential.

The a asking price is based on the gross income, Cap Rate, cash on cash, or whichever math investors prefer and there is no limit to how much a multi-unit property can appreciate.

I would prefer a smaller company or someone doing some freelance. 

I saw one for the MH Space recently and saw that it was a 7+2+2......when I inquired about it they were very, very much hinting that they STRONGLY prefer the investors be in for the entire 11 years. 

Some include them on their websites, while others prefer to gather more information prior to providing a quote. 

I would prefer having a vacancy then renting to a nightmare tenant.

I prefer candor and will embrace any feedback I am given. 

A balanced approach that favors appreciation but requires adequate CF is my preferred strategy.
