I purchased a duplex in September and put 25% down but want to do a bit of rehab to the property (new windows, flooring, update some of the kitchen).

It was functional as is, but hadn't been updated since built in the 80's. 

My numbers are really conservative, in Bradenton- Sarasota, Fl, it should be renting a 3/2, corner lot, update it,  for $1550 to 1590 a month, ARV should be $ 150,000 .

Iam in texas, I will update you as soon as I get with the foreclosure attorney who did the foreclosure on this, hopefully they will tell me how they dispurse the extra funds.buy I will love to see someone answer my question.

I have the expenses, it does cash flow as is but needs updating.

Currently updating the cosmetics of the property from paint colors to landscaping.

The property could be updated or a money pit that eats $700 cash-flow for breakfast. 

They have also raised rents to market rate. expense/repair/upgrade list updated approximately 120,000.00 in last 4 years.
