The easiest leads for the BRRR method are from the RMLS, you just need to look for dumpty, dirty, and homes that need updating (basically homes bought at or near their list price that are priced low because of the condition they are in - these homes, once cosmetically rehabbed, usually re-appreciate for more).

And since the Assessor’s Offices don’t know who all these people are and the cost to continually try to collect and update that information would be prohibitive, they simply don’t post any property owners info online.However, the information itself is a matter of public record, so you can always go the County Assessor’s Office in person and view it.

If you take two comparable homes of equal quality, condition, age, features and location but differing sizes, the smaller home will invariably show a higher value for $/sq ft.That number is somewhat useful in a development where there are cookie-cutter homes that are identical in every way, but unless the development is new, some will have been upgraded and/or updated and others will not.Your best bet is to get contractors in to bid on both a gut rehab and a tear down.

We updated the exterior by replacing bad siding, removing rotting carport, replaced rotten fascia boards, added a metal roof and repainted exterior and added solar screens.
