They tried to keep the money until I pointed it out being in the acceptance letter due to knowing the date closing was on. also take in account how long it would be for them to do the paperwork. it is the government associated program, so you know they like to take their time on paperwork.

If they aren't, then they will have to answer to their seller as to why they had to get this LOI and PoF via snail mail across the country 3 days later, and why they are holding onto offers and keeping it a secret, etc?

I am a licensed realtor here in Los Angeles, don't want to deal with the exodus of insurance companies and difficulty getting insurance and keeping it after a claim, tenant landlord laws being heavily in favor of tennants, exorbitant property taxes and minimal RTP among a few other factors with these being the most inspiration to take my money out of california.
