Talk to your lawyer/accountant about the implication of land transfer tax on this, as it will be based on the future value.

The hard money lender said it is because I don’t have a financial stake in the LLC.The whole thing feels to me like if I was trying to transfer money from my personal checking at Bank of America to someone else, and that someone else required me to get Bank of America corporate to sign off on the transfer.

@Jason CoteThe keyword used in the VA Lenders Handbook is "the borrower generally has 60 days (or a "reasonable time" negotiated with the lender) to take ownership and occupy the home after loan closing.

Significant value-add upside was available as the prior ownership group was a fractured partnership.

Right now you dont know what you dont know about all the "joys" of home ownership.

Sounds like this is an actual contract, not the assignment to transfer contract.
