true compilers and assett managers dont even want to talk to any investors that dont have a proven track record. the only way the newbies and little guys are going to get in is through someone else and hope the chain isnt 12 people long. alot of the hedge funds are buying large portfolios then breaking them up and fliping them to the open market and this is a way to establish a track record. i have no problem bringing a true investor that can show proof of funds and knows what they want directly to a compiler to place some orders. the compilers want a minimum of $100,000,000 order and charge from .45% to .58% on average.

hi, i am Midas from northern california. i own a mortgage firm called Midas Financial Group with 50 state lending and 13 state real estate capability. i got into this business by accident due to a near fatal injury and it was the best thing that ever happened to me besides my wife and 5 kids with another on the way. i love this biz and i am now getting into buying large reo portfolios which is a great way to meet some unique people across the globe. i hope to learn alot from you pros on here and if i can i will be glad to throw out any help i can.

You can much more easily keep track of changes in the market, new laws that are coming and other things that are hard to track as a 1 man band.Be less concerned about going to a new meeting.

Having CASH or CASH EQUIVALENT (hard money, line of credit, commercial loan) investors lined up to buy your deals is essential in this process if you are not planning on actually purchasing the properties.I would also recommend that you put on the top of your priority list to develop the capability to close on the properties if you need to.

Essentially I own it for free as my WEN tracked along pretty well before and after.Most of my money is in GrowthGrowth and IncomeInternational GrowthExtended MarketsEuropeNew AsiaGood thread.It's funny, I often hear people on financial talk shows and read them on these sites bragging up some RE deal.

Labeling is key, though (Ungrounded outlet, GFCI protected).Here they also allow to fill the ground hole in a 3-prong outlet with epoxy instead of tracking down an expensive two-prong outlet.

Trouble is that open systems with race track shaped pools get contaminated easily with non-productive algea, and closed systems are expensive.
