Don't even try to now back track with 20K 30k 40k numbers to try to manipulate a point.

The good deals usually go really quick and a good investment agent can analyze and get you on the right track quickly and professionally. 

You have to track him down in person from what I've been told.

Bottom line is its not a fast track to get started, you still have to put in all the work and you'll be 30k in the hole getting started.

I'm not sure if any of the data services out there track inventory or demand over time for a particular city.Yes I believe a wedding type event space for estate style weddings would do well, and I've been considering a project along those lines.

Keep a reserve, keep track of every penny, and be smart!

In my area most serious buyers wont even want to be on your list if you dont have deals or dont have a track record to show them.

My recent Track Record is: June 2018, closed on a 4 unit building in Pawtucket, Rhode Island as a house hack.

A lot of moving parts here so thinking if there is better way to keep track of all the calculation.
