I think I will be better off to perform separate inspections of each of the components, plumbing, electricity, structure ...in stead of home inspector touching everything ..I think the expert in one area would be better when it comes to kicking the tires on REO abandoned for 3yrs ...thanks!

With all the legislation coming down the pike on home owners and the fact the owner is 77 years old ( sound mind and body claim entering into contracts) I just wouldn't touch this.Since their is a ton of equity it looks like the lender just wants to foreclose and get rid of the problem.Might be better if she just sells at market pricing and down sizes to another property and keeps her cash as a reserve.If she is on fixed income maybe have some family stay with her and pay rent so she can catch up the mortgage.No legal advice.

He showed me how to build an NOD Mailing list for free then I had to go door to door and every house I did not get answer from I had to leave a sticky note(very important gives a personal touch) that said," hey buddy sorry I missed you call me when you get this" and every one that was vacant with no realtor sign in front, instantly was mailed a yellow letter in a hand written party invitation envelope.
