I then recently moved into doing flips, JVing with other investors, and I’m ready to start flipping independently since I have gotten experience.I’m a big fan of the more local the better, given, they will know the smaller markets as well as the big in my city; however, I am open to lending opportunities farther out. 

They are very, very protected in Cape Coral as it's home to a lot of them.Cute little guys unless they take up residence on your property, then a PITA, lol. 

If the concentration of these near your location is high, then we would consider the area viable.

Then, talk with a local builder on options of build.

Then you have to look at the density allowed.  

There you will be asked your criteria and then after answering a few questions you will be matched with 3-5 agents in your area.

Figure out what kind/price property you want to to look at then ask a local lender who to make that work.

@Nichole Bretag - While BRRR is still a good option in certain markets, I think it is much harder today then a few years ago. 

You can then leverage the equity to buy more.
