Sounds like a headache to me, let the tenant "buy it" and if the deal falls through low ball them... if not find another deal, nothing seems objectively special about this one rather it's emotionally driven.

That wholesaler went ahead and turned away money - that was their choice, not yours.I'd write a letter to the seller detailing everything (leave emotion at the door, not relevant here) and letting them know where to reach me.
