I have analysed many areas outside of the metro New York area in the surrounding states and further upstate but have been discouraged by the fact that in all of these markets, such as the smaller Connecticut markets like Waterbury and areas such a Poughkeepsie New York, populations have been declining over the past decade due to the cost of living and the departure of manufacturing.  

We are a small resort town with outdoor adventures minutes away including; many lake and river systems for summer sports, 4 ski resorts within the region for the winter sports, and we're surrounded by National Forests for camping and pretty much all other outdoor activities!

The tenant would be responsible for phone/internet/cable.Partial furnishings means it will have a custom built in kitchen, balcony furniture, light fixtures, and double sink/vanity with custom surround lit mirror and pendant lighting in main bath.

Due to the terrain, the infrastructure demands, and the lack of high-quality builders it tends to be expensive to build on lakefront property.

I do background checks and credit checks and if a person is in a good place now and has been showing consistency and responsibility I take that into account.It makes me a little uncomfortable to ask, but I’ve asked for more information about the circumstances surrounding whatever happened and sometimes that can set you at ease too.

Hi BP MembersMy wife and I are looking to purchase our first investment property in the Pensacola and surrounding areas late this year or earlier next spring of 2021.  

@Jason McKee I'm having a similar debate and doing a similar analysis surrounding my wife's student loan debt. 

If it’s a quad or less, I would expect my agent to provide any sold comps for the area, similar properties currently for sale, similar property rent rates for the area, local knowledge of infrastructure changes in the area like road or school changes.

I find screening and vacancy to be less of a problem here than surrounding areas such as rex.
