As someone else mentioned, insurance here is generally less costly than in Florida and other beach markets. 

If you have to pay to run power to the lot for example, the cost to run that power is the same whether you put a manufacture home or a custom 3000 sq ft home.

This is 20% off, or 80% of the original total cost, if you include interest.

If you install it anywhere near your electrical panel it shouldn’t cost you more than $200-$400. 

I use a company called "Self Management" it costs me zero dollars and things get done RIGHT. 

I reached out to several lenders about financing this project for the cost and renovation, I was either met with they only go up to 6 units, or the building has to  be occupied,  or that I was too in experience and I needed to put a license builder on the note with me.

They can mow the lawn and I provide a mower OR I can add the whatever the prorated cost is onto the rent.

Really freshens up the look and doesn’t cost too much. 

New construction offers a solid upside regarding maintennce costs.

I understand for cost and aesthetic reasons railings may have been skipped.
