Since I'm showing the house to other prospects anyway, I just tell them to come and see the house anyway, bad credit or not.But hey, someone's going to cave in and rent to her.It makes me sad the prospects around here are just awful.Maybe I'll find better candidates in May or June.High schools and colleges should really make it mandatory for students to take a course on money management.

Good points, @Matt Mason - but much of what you said could be turned up-side-down in favor of rents increasing, not home prices, and i wonder why they don't - like availability of world-calass schools generally driving rents up from student-renters, and actors, musicians, artists and wanna-be-anything all rentersBut i'll start a new thread...

But, if I rent it to students (which is definitely the market) for ~$600-$700 a room this will turn this to a much more interesting deal.I am also looking into finishing the basement and maybe renting it as well(for another $1000), but that might require zoning the property to a MF.Thanks in advance!

In fact, when we moved to southern California from northern California, we rented out rooms in our 4600 sq. ft. house and 2100 sq. ft. guest house on 20 acres, to 14 college aged girls from around the world, that were students in a ministry school.

And to resolve your problems of clients backing out of your deals make sure you have a backup or two so if one falls to the way side you have two others waiting on that same deal.As you take this journey in real estate don't just study real estate become a student of marketing and sales and do that better than the other wholesailers in your area and I bet you will have buyers blowing up your phone.
