Am I missing something or does anyone have advice for someone considering starting on a bigger investment?

I feel I need to protect myself and get the property to be owned by an LLC...But I need STEP BY STEP instructions including how to start the LLC. 

I'm starting a  househacking journey and my mom will be financing the home.  

If a man handed me a "menu of services" I would think I was in the company of a Gigalo.

My plan is to sell my current house which will give me around $300,000 and in the next 2 years me and my wife will save another $100,000 which come to the total of cash we have in hand is $400,000.

The presence of the wiring was noted a week or so after we were in contract, but I also assumed from the start that it may come up on inspection due to the age of the property, and its location.

I heard some believe no local agent that knows what they are doing would  sign this and on the other hand some are very skeptical the city would even  enforce this given the domino effect it may create. since I am considering buying a new investment property in Cleveland I  would like  to know: are there any solution if the city decide to enforce this?

Mid last year I came across biggerpockets, have been learning about REI and am thinking house hacking maybe the place to start for me.
