What specifically are you looking to do?

See if you can run the more specific numbers (as close as you can) through a spreadsheet/calculator to get an idea.  

Then have a JV agreement for that specific deal. 

So again it's up to the individual investors specific set of circumstances, goals, and their tolerance level for debt.
