See if you can find partners whose strengths fill in for your weaknesses.

1) Maintenance/cap ex as a percentage of rent screams inexperience2) every percentage I have seen shows me that they have never filled out a maintenance/cap ex spreadsheet meaning they are far too low on small unit count properties.  

So Quickbooks is it and we have the software version and don't pay the yearly subscription.So, use these platforms for what they are good at and fill in where needed.

They filled out a report stating that I was visibly shaken up over this tenant, but did not want to make it worse for me.

They'd just about ALL have to live there to fill it up. :)
