I just got a 4 plex under contract for 89k in St.

However, I'm stumped at the estimate costs/offer part, and to a lesser extent financing as well.On the one hand I kinda need to know how much I'm going to spend on repairing/renovating the property, but on the other the likelihood of a contractor looking at properties with me for free won't happen unless I have a property under contract. 

If I get a home under contract with a seller on a lease option market that property find a buyer to agree to a one year lease option.

I'm a newbie to wholesaling so excuse this not so smart question.

It's similar to how buildings have cable, internet and power contracts. 

Our local contract states that when you request repairs/credits after a home inspection the sellers first response can not be to void the contract.
