Almost all of this domestic violence between tenants and their ex-shackup boyfriends is caused by the poor judgement of the tenant.I had a very similar case recently in which one of my tenants chose to shack up with a guy in violation of the lease.

I happen to be talking to an accountant today and he said (I know he's not a lawyer) that for me to do any such transaction, and FSBO also fall in this boat, you are opening yourself to suit if the buyer claims what they've been sold is not per the original agreement, or something similar.

Very similar to a wholesale deal other than maybe the agent does not agree to buy like an investor would do when they get the deal 'under contract'.If you really want to wholesale why not try it for a while without a license.
