You won't be able to beat the terms you have though.If you capture that equity (70-75% of value), then you can shop.

Moving on from there, as the neighborhoods get safer as far as crime rates go, the prices to buy will go up, as well as the rents, but the rents usually don't go up proportionally as much as the purchase prices, so your % return gets lower and lower.

Yes, some people are educated enough that they can do their own shopping and contracting.
