Moving on from there, as the neighborhoods get safer as far as crime rates go, the prices to buy will go up, as well as the rents, but the rents usually don't go up proportionally as much as the purchase prices, so your % return gets lower and lower.

My understanding is that DSTs offer lower returns but are safer and easier than syndications since they are less leveraged and sold through brokers who provide some filter for quality.

Same with pools, equestrian facilities, and of course, proximity to great schools, shopping, restaurants, etc.After the physical items comes the paperwork stuff like watching out for very long DOMs ( days on market) and sudden rise in supply or drop in demand.
