Now, some liabilities are minor (not mowing the lawn if you provide the service) while others are substantial (such as having bedroom without a second method of egress).As Joe indicated, the list is diverse and long, but it boils down to you are obligated to provide a safe abode (clean, healthy, and in good repair) to your tenants and to conduct your business affairs {hopefully} ethically and within the spirit and letter of the law.

Business conducted varies as to repeat business projected, unique to an industry.Now, if you have a larger company, like a commercial construction company historic income and clients can be valuable as a larger company, like one that specializes in hospital improvements and construction is entirely different than house rehabs.

Just wanted to poll the audience about something that was brought up in a recent episode of the podcast (ep. 356).The guest mentioned that, as part of his extensive Section 8 application process, he conducts an inspection of the prospective tenant's current residence to get a feel for how they take care of their dwelling.

Congratulations & welcome to the world of Self Storage - especially as an Owner/Operator.I'm a little late on the reply but here's my thoughts (please be sure to conduct your own due diligence by looking/asking around, but ithis should give you a good place to start):1)  Sitelink is perhaps the #1 management software, though it tends to be a bit pricey if you have a smaller facility2)  WebSelfStorage is just that "web-based" and gives a discount if you have UHaul rentals at your facility3) Easy Storage Solutions is another good one to check outI hope this helps.
