I need the cash so I am looking into either skipping the headache and selling as a 2 family or making it really pretty and selling as 2 condos.

We're able to put two 8-plexes on the property and in Victoria ocean view 2 bedroom, 2 bathroom condos sell for over $900,000

If I didn't need the cash to buy our next home I wouldn't dream of selling it because of the great rental potential.

What if the appraisal comes in $50k under selling price.

high days on market & you just so happen to offer low in the right way at the right time.. but mostly you’ll have to go offmarket to buy a nice property at a discount. from a seller who needs to move fast and doesn’t want to (or doesn’t have time to) hire an agent. in more expensive markets especially, people with nice properties know they can sell high on-market, so they’re less likely to take a low offer offmarket, but it’s not impossible. 

Option b: Sell the property and 1031 the balance to put down on 2 other properties. 

Mortgage lenders have to sell these loans on the secondary market to avoid massive interest charges to their short term (warehouse) lines of credit, and allow for the liquidity needed to continue lending to the next guy... its kind of just how their world continues to go around. its rare these types of things happen, but it does happen. 

For example if there was a court appointed guardian for an elderly or incapacitated person and the court appointed a realtor to sell the house.   

Look at how much it costs to sell a home. 

Conduct thorough research on the local real estate market and property management responsibilities.Fix and Flip:Purchase properties that need renovation, improve them, and sell for a profit.
