I just wanted to post this and see any input from the community on any tips or just comments, I’m a newbie but have the drive to not be a slave in a company where I am replaceable and cannot make my own schedule.

Hi BP,Curious if anyone has primarily focused on or has experienced renting out their properties to local college students?

If I were in your shoes I would probably schedule a walkthrough after the tenant leaves and before you close to see what you will have to deal with. 

I considered reaching out to the community college and asking for an enterprising business student who might need a little extra money and a letter of reference while he/she is learning real estate. 

Providing things mentioned does not trigger this.I do know that if you don't offer substantial services it is pretty much passive income that is reported on Schedule E.I'm curious to see what other say about this, but I'm sure most people do not fall into this category.

The owner/borrower could file BK and alert the lender/trustee and the automatic stay would prevent the scheduled auction sale from taking place.

Things don't break down according to a schedule.

@Russell Brazil: Appreciate your thoughts, Nov. 2 is the scheduled earnings call. we will know more if the CFO/CEO will answer any question with the Portfolio dump in Pheonix, AZ.

I let them know that carpets need to be cleaned after their belongings are gone, so ask them what day/time carpet cleaning is scheduled.

I do have a more flexible work schedule to bring to a partner so I would love to hear more about how you structure that partnership.
