Are you cash flowing the property?

We've been managing our properties for 2 years now and been doing a lot of the work ourselves to save money, such as yard maintenance, cleaning, unit flips, etc.

For those not purchasing with cash, assessing income or cash flow can often come down to the terms of the mortgage financing for an AirBNB or Vacation rental. 

The last thing I want to do is deploy a large amount of cash to buyout my spouse only to then have the lender raise my interest rate to today's rates.

Or if they want a high-interest rate, and your numbers will not work at that interest rate, or if they really want a crazy high price where it will be difficult to cash flow and refinance in the future.

I may be selling a property in California and cashing out of some equity in which I want to put on my next investment property.

How YOU will be protected in the event that the project goes south and you need to be reimbursed.Is this a cash or financed transaction?
