This is why property A can be bought at the lowest price due to only 2 out of 9 units are currently rented, however it's in a rural area which can influence future vacancy and, as I described, in a best case the rental income per square meter (or square foot) is the lowest of the 3 deals.

My community bank with portfolio loans and local underwriting in south GA will not finance this deal because it is outside of its foot print. 

Therefore, I'm having the tenant make the appointments and do the work, foot the bills ,   and give notice to evict if she delays in any step of the process....

hello BP I been auto motive mechanic for about 8years. Recently me and my wife had a baby and want more. Being a mechanic isn't cutting it I'm really excited to see where investing would take me. 

I could go into a long explanation of why, but I'll give you the 30,000 foot view of it...and keep it simple.  

It's not a bad house at all.. it's a 3 br 2 bath 1500 sq foot home that was built in 1983.
