The only reason to even consider an assumption in today's market is if there is a high pre-payment penalty that would make the sale free and clear unattractive to a seller.If you don't mind very low leverage, and there is significant upside that can he harvested when the pre-payment is either phased out or the new value is so great that the pre-payment is in-material to your return.

They typically range from $180-$230 residential RETAIL (beach cities) depeneding on the materials the homeowner chooses. 50 units on the other hand is differnt than the typical SFR.I would figure it like this, for rough numbers - Come up with a unit layout (or layouts), similar to what you'd be implementing on your project.

I also quit using general contractors for rehabs and reduced my costs to 50/50 labor/materials and am saving at least 30% per job, and sometimes 50% by hiring skilled labor for $15 per hour.

Jon is right, how you structure the content, links, photos, etc. are important.Also, for your domain name, a lot of people choose ones that are easy to remember, easy to put on printed material, and maybe have an action phrase built in.

Be careful about what you buy and put in as costs, I've seen many builders buy a tool, an air hose, have the backhoe repaired and put it in the cost of that project, that is not an equity or property expense, it's a staying in business expense.Some lenders only look at hard costs, materials, labor, land, improvements with utilities, and some will allow softer costs like liability and hazard insurances, closing costs from prior transactions, engineering, plans, etc.
