Also for me I am a little funny.. when I pay anything like a credit card at a restaurant with a tip or whatever I also make the number even.. so with my mortgages lets say the mortgage is 1225 I always rounded up to 1300- or 1500... on my personal home I rounding up by a few grand a month... this served me well when the crash happened the home I was living in I had almost paid off in 7 years .. so I had enough equity in it to sell it and get a big wad of cash ( tax free on the gain of course) to live to fight another day.. if I stayed at constantly pulling cash out and reinvesting..

This will cut down if not outright eliminate tenant locks outs & reduce your lock change costs at every turnover.Remove ceiling fans & light fixtures with anything like a chain that can be pulled or hung on.

I've worked in restaurant management, corporate IT M&A work, and now I run an oil distribution center; and just starting my real estate career with 1.5 house-hack deals in.The primary reason I'm not more deals in is I am working on my crippling student debt first.... aside from that major negative, yes I feel my education has helped significantly in every role and will be a big positive with real estate.

Some will have markets they cater too like real estate, restaurants etc.....I have used 2 in the past and can't say I recommend/not recommend them, meaning, they did fine.
