Hello BP, My husband and I are investors in NY but we’re looking to move down to Florida in the next 6 months around the boca ratón región.

I might invest in Atlanta region in future.  

Before I opened my own brokerage I was a regional property manager and can tell you that even experienced managers vary greatly in effectiveness.

The general consensus is to go with a local/regional bank or credit union to avoid getting peppered with fees.While that works if you're buying properties locally, what about out-of-state?

I evaluated five, comparing fees, commission splits, caps, expenses, tools offered and who would be available for support.On a sample sale with a $2000 gross commission, here's what I found as the net commission to me:Better Homes & Gardens - $1130KW - $1316Bean Group - $1351VHB (small regional) - $1400eXp - $1510So it's time to eat some crow. 

does anyone know if the new law effects the entire region or just some townships?

Each region of Chicagoland has its own group.

I am looking for contractors that work on mobile homes in the New England (MA,RI,CT,NH) region does anyone have any refferals.

We plan on being in the south east region of the country more than likely, doing long distance.

If so, what state/region?
